Fishing & Water Safety: Guests are responsible for complying with all applicable Virginia fishing laws and regulations, including licensing requirements, size limits, and seasonal restrictions. Guests using resort kayaks or participating in any water activities must wear a U.S. Coast Guard-approved personal flotation device (PFD) at all times. Guests are responsible for providing their own properly fitting U.S. Coast Guard-approved life jackets for every member of their party. Use of all watercraft and waterfront amenities is at the guest's own risk. Karoo Resort & Lodge is committed to providing an exceptional guest experience; however, all resort amenities are offered on a complimentary, as-available basis and are subject to seasonal availability, weather conditions, lake levels, maintenance, repairs, safety requirements, and other circumstances beyond our control. While every effort is made to maintain and operate all amenities, Karoo Resort & Lodge does not guarantee the availability or uninterrupted use of any specific amenity, recreational activity, or feature during a guest's stay. Guests use all resort amenities, including but not limited to the waterfront, swimming areas, community pier, kayaks, playground, mini golf, disc golf, beach volleyball court, fire pits, hammocks, and wood-burning hot tubs, at their own risk. Children must be supervised at all times. Karoo Resort & Lodge assumes no responsibility for accidents, injuries, loss, theft, or damage to personal property occurring while using resort amenities. Refunds, credits, or compensation will not be provided for amenity interruptions, weather-related impacts, fluctuating lake levels, utility outages, maintenance closures, or other conditions beyond the reasonable control of Karoo Resort & Lodge.
